The University of Michigan Health is set to purchase 7.28 acres of vacant land at the former Kmart Corp. headquarters in Troy, Michigan. The university plans to build a multi-specialty facility on the property with a focus on expanding clinical services and increasing patient access in Oakland County.

The parcel at 3100 W. Big Beaver at Coolidge Highway will be purchased for $4.42 million from Forbes/Frankel Troy Ventures LLC. Dr. Marschall Runge, CEO of Michigan Medicine, expressed excitement about the long-term presence and commitment to patients in Oakland County. He highlighted the university’s efforts to create a statewide network of care that allows Michiganders to access world-class care closer to home.

The facility will focus on advanced specialty and diagnostic services, marking the beginning of a broader U-M Health presence in southeast Michigan. The new center will also include a clinical program for multidisciplinary cancer care, which will adhere to university guidelines for Leadership in Energy and Environment Design (LEED) to minimize environmental impacts.

Demolition of the building and parking structure began last year, with Forbes/Frankel Troy Ventures funding the project. The windows on the rear of the headquarters were boarded up prior to demolition in 2023, with demolition work continuing throughout 2024 as part of preparations for construction on the new facility later that year.

Overall, the University of Michigan Health’s expansion at the former Kmart site represents a significant investment in creating a healthcare hub for the community.

With this expansion, U-M Health aims to provide patients with more comprehensive care options closer to home, without having to travel long distances or across state lines.

The new multi-specialty facility will be equipped with state-of-the-art technology and staffed by some of Michigan Medicine’s top medical professionals.

Dr. Runge emphasized that this expansion is an important step towards building a stronger healthcare system in Southeast Michigan and beyond.
