Irish fantasy sports and gambling conglomerate, Flutter Entertainment, has secured a new location for one of its subsidiaries in the Flatiron District. The company signed a 12-year lease for 35,898 square feet on the 23rd floor of the recently constructed One Madison Avenue office building, according to landlord SL Green Realty.

Flutter is the parent company of well-known U.S. sports betting company FanDuel, as well as overseas brands like Paddy Power, Betfair, and Sportsbet. The company made its debut on the New York Stock Exchange earlier this year. While the specific mobile sports brand that will occupy the new location was not disclosed, the address is confirmed to be a new location for Flutter. This move comes as FanDuel, which currently holds the largest market share in the sports betting business in the United States, already has offices located at 300 Park Avenue South.

The deal was brokered by JLL, with Justin Haber and Seth Godnick representing Flutter, and Paul Glickman, Benjamin Bass, Diana Biasotti, and Alexander Chudnoff representing SL Green. Despite recent deals that have brought the occupancy rate of One Madison Avenue to about 63 percent, the brokers declined to comment on the specifics of the transaction.
